We have property available that is located between the Ohio cities of Kent and Ravenna. It has direct access to State Route 59, all utilities exist at site, paid for, and Zoning allows 5 Senior Citizen dwellings per gross acre on the total 49-acre site (245 units). It includes a 31-acre Plateau that rises 20+ feet above the neighboring Pond and wetland. This property gives a Developer/Builder the opportunity to fulfill a growing Community need to allow retiring adults to truly "downsize" from their family homes, into small apartments that meet their needs, if the builder can build these units at a reasonable cost.
The Ravenna Township Zoning Code challenges Builders by allowing a minimum floor area per dwelling unit of 500 square feet for Efficiencies, 600 square feet for One Bedrooms, and 700 square feet for Two Bedroom dwellings. We envision clusters of 4 to 8 units with single car-ports, in one or two story buildings with ground level units, all sloping toward the northeast Pond or the west, high quality wetland. We also see space for a clubhouse, walkways, benches, picnic tables, an elevated walkway, and a gazebo next to the Pond. These low cost improvements will make this a relaxing, peaceful environment that also meets many of the renters' needs. Geese, ducks, squirrels, chipmunks, and other animals populate this area as well.
One other point, the Township is open to building a Public Road (800'-1,000’ in length) by use of Tax Increment Financing, from SR 59 south to the property. Other driveways can be private.
The market for this type of housing is really strong, with over 29,600 citizens at 65+ yrs. old in Portage County*, but the supply of existing appropriate housing is weak. We believe the 'Small Home' approach will rent out quickly. Residents will love it, if the rent is reasonable.
